
Ukrainians continue to invest in housing in new residential buildings. Rocket attacks and emergency power outages affect the priorities when choosing an apartment. In particular, security, energy independence, and energy efficiency of housing have become key.
ROYAL HOUSE is one of the first developers to start building modern bomb shelters in its new residential projects - Oxford RC in Chaiky village and Park Royal RC in Bucha, Kyiv region.
A house with a shelter
The developer is implementing the concept of a common space in the Oxford residential complex, which began to be constructed in May 2024. There will be cozy squares, children's and sports grounds. Much attention is paid to inclusiveness. The developer promises safe courtyards without cars: special parking lots are provided for vehicles. And also, a reliable civil defense shelter, as provided for by the updated state building codes.
“The shelter has everything for a comfortable long stay. The reinforced concrete slab above it is solid to withstand a possible missile strike. Additionally, there is a room for contaminated clothes in case of a radiation threat. That is, our shelter also has radiation protection capabilities,” says Oleksiy Bilokon, commercial director of ROYAL HOUSE.
The shelter in the Oxford residential complex has two entrances and exits, which are closed by massive metal doors. It is equipped with a separate ventilation, water supply, drainage, and heating system. There is a generator and water tanks for 2 thousand liters. There are separate rooms for children, pets, food storage, kitchen, bathrooms, shower, and a first-aid post.
According to the developer, one shelter is designed for one and a half apartment buildings of the residential complex. Also, if necessary, residents of the neighboring private sector will be able to stay there.
Construction time also matters
Not all Ukrainians are now ready to invest in new buildings and wait 1-2 years for the house to be built and put into operation. After all, there are many risks. ROYAL HOUSE offers ready-made housing in 6 months.
In particular, in the Oxford residential complex, the first 9-storey building is already fully constructed and ready to move in. It is currently being prepared for commissioning.
In the second 9-storey building, internal works are underway, and in the third, builders are just building the 9th floor.
“We started the construction of Oxford on May 7, 2024. The first house was built in 6 months. This is not just a box - the interior and exterior works have been completed, the common areas and shelters are fully ready. We offer apartments with and without renovation,” said Oleksiy Bilokon.
In general, the speed of construction is now a new trend in the real estate market. The war has slowed down the pace of construction and commissioning of new homes. In the coming years, experts predict a shortage of finished housing in the primary real estate market. Instead, the demand is growing: a lot of housing in Ukraine has been destroyed or damaged as a result of the hostilities; residents of the eastern and southern regions are moving to safer regions. In particular, Kyiv and the region have received many displaced persons.
Back in 2012, ROYAL HOUSE patented a technology for building housing from wall modules, which are manufactured at its own factory. Wall modules can be used to build houses up to 25 floors high.
“While the foundation is being built, the plant is already producing wall panels for the house. So there are parallel processes going on and this saves time. The house is actually manufactured at the factory and then assembled at the construction site. The modules arrive with windows right away. Our technology allows us to build one floor in an average of 4-6 days,” Oleksiy added.

Heat and elevator works: protection against blackouts
The Oxford residential complex has implemented the concept of maximum energy independence thanks to backup power systems. Diesel or gasoline generators will start up during power outages. They will support the operation of heating stations, a pumping station and elevators.
In other words, in the absence of electricity, common areas will be illuminated, water will be supplied to the apartments, and residents of high floors will be able to use the elevator.
Also, thanks to the energy-efficient insulation system in Oxford, residents can save on heating in winter and have a comfortable temperature in their apartments at any time of the year.
“It is very important for us that our houses are warm. And we have achieved good results in this regard,” said Oleksiy Bilokon, Commercial Director of ROYAL HOUSE.
Renovated apartments
In the first building of the Oxford residential complex, 1-2-bedroom apartments of various sizes are available for sale.
“Before the full-scale invasion, renovation by the developer was practically not in demand. It was believed that doing it yourself was cheaper, better, and of higher quality. Now the trends have changed. Out of 10 requests, 2-3 are for renovated housing. Many people do not want to wait for months or even years. And they are ready to move into the housing renovated by the developer,” said Oleksiy Bilokon.
To demonstrate to investors the possibilities of renovation by the developer, Oxford RC has arranged several apartments with different designs, furniture and household appliances.
Infrastructure: new school, 10 minutes to the metro by car
It takes 10 minutes by car or public transport to get to Zhytomyrska and Akademistechko metro stations from the Oxford residential complex. The center of the capital is 20 minutes away.
According to the master plan, the residential complex in Chaiky village will take up 14 hectares, with 8 residential blocks, 4000 apartments, and 2500 parking spaces.
A public school for 1200 pupils is being built nearby and will start operating in 2025.
About the company
ROYAL HOUSE has been operating in the Ukrainian market for 20 years. Initially, it built private houses and cottage towns. In 2012, the company started construction of the first apartment building in Kyiv using wall modules of TM Royal House manufactured at its own plant.
