
The capital's developer Royal House, known for its British Quarter and New England residential complexes, is preparing to commission the first building of the new OXFORD residential complex in the village of Chaiky near Kyiv. Why might this project be of interest to buyers?
Ten to fifteen minutes by car or public transport from Zhytomyrska metro station – and you find yourself in a cozy Kyiv suburb – the village of Chaiky. Here, Royal House is implementing an ambitious project in full swing – Oxford residential complex. A new neighborhood of 16 houses is being built on a 14-hectare territory, equipped with backup power systems and own bomb shelter. The most advanced technology
The construction of the OXFORD residential complex began in May 2024, and one nine-storey building has already been completed, with two more at the final stage. “We work very fast - one floor is built in an average of five days,” says Royal House's commercial director Oleksiy Bilokon. It takes the company about six months to build one house.
All this is due to the use of energy-efficient wall modules by Royal House TM, which are manufactured at its own enterprise with a capacity of 140,000 square meters per year. The modules are manufactured with windows and exterior finishes and are installed on site, which not only speeds up all processes but also allows for better quality control. And the English facade itself has long been a hallmark of Royal House projects.
Two years ago, the company built a 70-square-meter private house with full exterior and interior decoration in the Kyiv region using this technology. Oleksiy Bilokon says that it was built in unprecedented terms - in just 14 days. “This is a solid cottage with a foundation and interior decoration,” the expert adds. “Anyone who has ever ventured into building a private house knows that it usually takes a year and a half and several packs of sedative pills”.
The full-scale Russian invasion changed the requirements for construction - each residential building must have its own defense shelter. Royal House is one of the first developers to build it in accordance with the new requirements. For example, Oleksiy Bilokon says, there is a monolithic slab above the shelter that can withstand a missile strike.
And the inside of the shelter looks secure as well. A staircase with an elevator for people with disabilities leads to a 550-square-meter room that is closed by a massive metal door. Inside, there are many rooms with chairs, a children's area, toilets and showers, a room for dirty clothes (in case of radiation/chemical contamination) and for staying with animals. In addition, there are gallons of water, a kitchen, a diesel generator, a telephone line, and even textured markings on the floor for the visually impaired. The developer plans to open two such modern shelters for three residential buildings.
Almost three years ago, Ukrainians learned about blackouts and rolling outages, and now almost every consumer knows how to connect to the Internet in the absence of electricity, and is familiar with EcoFlow and gas burners. OXFORD has taken care of its residents: a generator has already been installed to keep the elevators, boiler room, lighting, and water supply running even during long-term outages. And all apartments are equipped with individual gas boilers. “We started preparing for possible power outages at the construction stage and made sure that future residents would not feel uncomfortable due to possible long-term blackouts or short-term outages,” Royal House experts say.

Everything is close by
Royal House plans to build the new quarter, all 16 houses, in four years. It will be home to 8200 residents, with all the necessary infrastructure provided for them. Next year, a new municipal school for 1200 pupils will open just a few steps from the residential complex. There will be a large stadium and playgrounds nearby. In addition, the city authorities are building a large park here, and Royal House will contribute to its creation. On cozy evenings, one can take a leisurely stroll here and then stop by the coffee shop for a cup of coffee. The first floors of the residential buildings will have all the infrastructure facilities that residents need, from a hairdresser's salon, a grocery supermarket to a bank office. Around the buildings, there will be a surface parking lot for 2,500 cars.
