Royal House: Ukraine has its own technologies to restore housing in a short time

Rebuilding destroyed housing is one of the key tasks for Ukraine's recovery. Military operations continue to destroy towns and villages, and millions of internally displaced persons and refugees in EU countries have no place to physically return to. According to KSE estimates, as of the beginning of 2024, the total area of damaged or destroyed housing is 88.9 million m2. As the war continues, this figure is expected to grow. According to preliminary estimates, the value of direct losses to the housing stock is $55.86 billion, which is more than a third of Ukraine's total direct losses as of 31 December 2023.

The European community is discussing strategies to restore Ukraine's infrastructure and housing stock. Turkey, Poland, Germany, and other countries have expressed their readiness to participate in the reconstruction.

However, Ukraine has its own capacities to solve this problem. The Ukrainian company Royal House has developed and implemented a proprietary certified construction technology for wall modules under the Royal House brand.

Modern technologies

Ukraine is facing an urgent issue of restoring a huge number of homes. Therefore, finding ways to build quickly and efficiently is a crucial task. The problem is partially solved with the help of temporary modular buildings. However, the lifespan of such buildings is limited, and the issue of mass housing reconstruction requires a more systematic approach. If the government wants to motivate Ukrainian refugees to return, it needs to ensure their well-being and provide them with quality housing.

The scale of the destruction is so great that many countries have expressed their willingness to help rebuild infrastructure and housing. But amidst this diversity, the Ukrainian voice is quiet.

However, Ukrainian developers have a lot to show for it. They have already developed and implemented a construction technology that can compete on a par with international development companies. It is not about grey archaic panels, but about industrial construction technologies or modern panel houses. The latest method of building such housing has proven its efficiency and reliability both in our country and in the EU.

"Industrial construction has its advantages in terms of speed of construction and its quality. The production of panels at the factory can be carried out without reference to the season and weather conditions. The quality indicators of each batch of panels are stable - it is easier to control the finished product in the factory," says Gennadiy Fareniuk, Doctor of Technical Sciences, Professor, Director of the State Research Institute of Building Structures

The uniformity of construction is also no longer an obstacle thanks to the latest technologies. "There are no problems in making multi-storey industrial buildings modern and architecturally expressive. This is primarily because we use standard structures to build buildings that are individual in terms of architectural solutions and attractive from the outside," says Gennadiy Fareniuk.


Experience in Ukraine and the EU

Ukrainian developers are actively using industrial construction technologies. For example, Royal House has developed and patented a proprietary methodology for the construction of modern prefabricated buildings from wall modules of its own production.

Royal House wall modules consist of a load-bearing reinforced concrete wall slab (up to 11,000 mm long, 3120 mm high, 160 mm thick), an insulation system (reinforced polystyrene foam and mineral wool) and facade finishing. Manufacturing, insulation and finishing of load-bearing reinforced concrete structures is carried out in the factory, and each stage of production is subject to quality control.

According to the Royal House construction technology, residential buildings are actually built at our own factory in dry and warm workshops. And they are already erected in the design position directly on the construction site. Using this technology, Royal House has already built more than 500,000 m2 of housing and plans to build the same amount in the coming years.

One of the key advantages of Royal House wall module construction technology is speed. For example, in the new Oxford residential complex from Royal House, the construction period for a single 9-storey apartment building is six months.

 

A well-known project built using Royal House technology is the Nova Anglia residential complex in the capital. In particular, in 2022–2023, the developer completed construction and commissioned two residential buildings and two phases of underground parking at this site, issuing more than 1,200 keys.

The company was one of the first in Kyiv to resume construction after the start of the full-scale invasion.

By the fifth week of the war, work at the Nova Anglia residential complex construction site was in full swing. Royal House managed to preserve jobs and fulfil its obligations to investors. As of the first months of 2024, four buildings are at various stages of construction in New England.

Royal House technologies have proven themselves outside Ukraine as well. The company has three completed projects in Slovakia and one project currently underway in Austria. The developer has received a certificate of conformity for production control of the Royal House wall module, which complies with the harmonised European standard EN 14992: 2007+A1:2012, and has patented the technology in the United States.
